The most expensive HVAC mistakes happen on paper — or rather, because there was no paper. In 12 years as an HVAC engineer I have been called to too many buildings that were "not cold enough", and the root cause is almost always the same: no cooling load calculation was ever done, unit capacity was guessed from floor area, and the ducting followed whatever ceiling space was left rather than the required CFM.

Our design service exists to prevent that on your project. We calculate cooling loads room by room (solar gains, occupancy, equipment, infiltration), determine capacities in BTU and airflow in CFM, then turn it into working drawings, material specifications and a bill of quantity you can tender — or hand straight to our installation crews.

Scope of work

  • Cooling load calculations — room-by-room loads (BTU/hr) per function, orientation and operating hours.
  • Ventilation calculations — fresh-air and air-change requirements (CFM, ACH) to standard for offices, factories, kitchens and special rooms.
  • Working drawings — ducting layouts, chilled-water/refrigerant piping, control schematics, support and penetration details.
  • Specifications & BoQ — equipment selection (VRF, chillers, AHUs, fans), material specs and itemised cost plans.
  • Third-party design review — auditing a consultant's drawings or a contractor's bid before you sign.

Cost estimate

Baseline design fees in Jakarta, 2026:

  • Full design (calculations + drawings + BoQ) — from IDR 15,000/m² of conditioned area, minimum IDR 7.5 million per project.
  • Load calculation and equipment recommendation only — from IDR 3.5 million for small buildings.
  • Review of third-party designs or bids — from IDR 2.5 million.

If our crews then build the system, 50% of the design fee is credited against the contract.

How we work

The workflow is identical on every project, from a shop-house to a factory — so you always know exactly where things stand:

  1. Site survey (free) — we visit, measure the area, check installation routes, electrical capacity and structure. In factories we also note the production processes that drive heat loads.
  2. BoQ & working drawings — within 2–5 working days you receive a written bill of quantity, material specifications and drawings. The price we quote is the price we invoice.
  3. Installation — K3- and BNSP-certified crews work to the agreed schedule, including nights and weekends when production cannot stop.
  4. Testing & commissioning — airflow, temperature and electrical readings are documented in a commissioning report, followed by handover with a written 12-month warranty.

Design is the front door to everything else we do: the output flows straight into ducting installation, a VRF system or a chiller plant with one party responsible from drawings to commissioning. We routinely work alongside architects and civil contractors on projects across Greater Jakarta.

HVAC Design — Common Questions

When should an HVAC designer get involved?
Before the architectural design is frozen — ideally while floor plans can still move. Shafts, ceiling heights and outdoor unit positions are far cheaper to move on paper than on site.
Can I use your design to tender other contractors?
Yes. Drawings, specifications and the BoQ are written brand-neutral (with approved equals), so they tender fairly — and you stay free to choose who builds it.
How long does HVAC design take?
Small buildings (a restaurant, single-floor office) 1–2 weeks. Factories and multi-storey buildings 3–6 weeks including one revision cycle with your team.
Do you design upgrades for existing systems?
Yes — that is actually the most common case: we audit the existing plant, measure real performance, then design a phased upgrade so previous investment is not thrown away.
