Commercial VRF Air Conditioning in Jakarta

VRF (Variable Refrigerant Flow) has become the default choice for new offices and hotels in Jakarta — one outdoor unit serving dozens of indoor units, room-by-room temperature control, and electricity consumption far below conventional splits. But after 12 years in the field I can also tell you VRF is the system most often ruined by cheap installation: refrigerant runs beyond the allowed length, brazing done without nitrogen, or cooling loads that were never calculated.

We deliver VRF from the design stage: room-by-room cooling load calculations (BTU), indoor-outdoor combination selection, piping and refnet schematics, through to commissioning with documented pressures and temperatures for every unit. Our core brands are Daikin, Gree and Midea.

Scope of work

  • VRF system design — BTU loads per zone, outdoor capacity selection, piping and control wiring schematics.
  • Complete installation — copper piping with nitrogen brazing, insulation, communication cabling, drains, outdoor mounts and vibration dampers.
  • Vacuum & charging — system evacuation to manufacturer standards, refrigerant trim charge per actual pipe length.
  • Commissioning — test run of every indoor unit, addressing, integration with central control or BAS.
  • VRF maintenance & repair — coil cleaning, error-code diagnosis, PCB and compressor replacement.

Cost estimate

Baseline installed prices (units + installation) in Jakarta, 2026:

  • Small office, 200–400 m² — from IDR 1.1–1.4 million/m² of conditioned area.
  • Mid-size buildings and hotels — typically IDR 0.9–1.2 million/m² thanks to scale.
  • Installation labour only (units supplied by you) — usually 20–30% of the unit value.

The biggest variables are brand, capacity ratio and piping complexity. A room-by-room BoQ is free after the survey.

How we work

The workflow is identical on every project, from a shop-house to a factory — so you always know exactly where things stand:

  1. Site survey (free) — we visit, measure the area, check installation routes, electrical capacity and structure. In factories we also note the production processes that drive heat loads.
  2. BoQ & working drawings — within 2–5 working days you receive a written bill of quantity, material specifications and drawings. The price we quote is the price we invoice.
  3. Installation — K3- and BNSP-certified crews work to the agreed schedule, including nights and weekends when production cannot stop.
  4. Testing & commissioning — airflow, temperature and electrical readings are documented in a commissioning report, followed by handover with a written 12-month warranty.

Most of our VRF projects are office fit-outs in Central and South Jakarta, plus hotels and shop-houses in Tangerang. Remember that VRF cools but does not bring in oxygen — buildings that need fresh air should pair it with ventilation ducting. If your building is still at the drawing stage, start with HVAC design; restaurant tenants usually combine VRF with a kitchen exhaust system.

Commercial VRF — Common Questions

VRF or ducted split — which is more economical?
For buildings with many rooms on different schedules VRF nearly always wins: the compressors modulate to actual load and empty rooms are not cooled. A 25–40% electricity saving over ducted splits is realistic.
Which VRF brands do you recommend?
Daikin for long-term reliability and parts coverage, Gree and Midea for the best price-performance ratio. All three carry our 12-month installation warranty on top of the factory warranty.
How long does a single-floor office VRF installation take?
A 300–500 m² office typically takes 2–3 weeks including piping, indoor units, commissioning and ceiling reinstatement. Night and weekend work is available for operating offices.
Can VRF be installed in an older building?
Yes — that is much of our work. VRF refrigerant piping is small-diameter, so it threads through existing shafts and ceilings far more easily than ductwork. We survey first to confirm routes and electrical capacity.
