The AHU is a building's lungs: every breath the occupants take passes through its coils, filters and fans. After 12 years as an HVAC engineer I still regularly find AHUs whose filters have not been changed in over a year — airflow down 30%, stuffy floors, and compressors working far harder than they should.

We service AHUs and FCUs in office towers, malls, hotels, hospitals and production areas: from routine maintenance to coil replacement and VSD retrofits. Scope of work

  • Routine maintenance — chemical coil cleaning, filter replacement (pre, medium, HEPA), blower and drain-pan cleaning.
  • Mechanical & electrical repair — fan bearings, belts, motors, contactors, temperature sensors and damper actuators.
  • Air balancing — measuring and adjusting CFM per zone to restore design air distribution.
  • Coil replacement — replacement coils fabricated to the old unit's dimensions and BTU capacity.
  • Energy retrofits — VSD/inverter installation, IE3 motor upgrades, casing insulation repair.

Baseline rates for AHU work in Jakarta, 2026:

  • Routine AHU service (chemical coil clean + filters + mechanical checks) — from IDR 1.8 million/unit.
  • Building maintenance contract (AHU + FCU) — from IDR 3.5 million/month depending on unit count.
  • Coil replacement — typically IDR 15–60 million depending on dimensions and rows.
  • VSD installation — from IDR 8 million/unit including programming.

How we work

The workflow is identical on every project, from a shop-house to a factory — so you always know exactly where things stand:

  1. Site survey (free) — we visit, measure the area, check installation routes, electrical capacity and structure. In factories we also note the production processes that drive heat loads.
  2. BoQ & working drawings — within 2–5 working days you receive a written bill of quantity, material specifications and drawings. The price we quote is the price we invoice.
  3. Installation — K3- and BNSP-certified crews work to the agreed schedule, including nights and weekends when production cannot stop.
  4. Testing & commissioning — airflow, temperature and electrical readings are documented in a commissioning report, followed by handover with a written 12-month warranty.

AHU servicing is most efficient bundled into one contract with the chillers and cooling towers — one team, one logsheet, one party responsible for the whole plant room. AHU Service — Common Questions

How often should AHU filters be changed?
Pre-filters every 1–3 months, medium filters every 3–6 months, HEPA every 6–12 months — based on measured pressure drop. We fit simple manometers so building engineers can monitor it themselves.
Why is airflow weak even though the fan runs?
Usual suspects: loaded filters, a fouled coil, a slipping belt, or dampers that have drifted out of position. An on-site CFM measurement pinpoints the restriction immediately.
Can you service AHUs outside office hours?
Yes — most building AHU work is scheduled at night or on weekends, unit by unit, so cooling is never fully interrupted.
Do you handle hospital and cleanroom AHUs?
Yes, including HEPA replacement and particle-count verification. For isolation and operating rooms we follow the applicable room-pressure protocols.
